A three-flat has been permitted for construction at 1750 West 19th Street in the Pilsen neighborhood. Coming through with a reported cost of $650,00, the permit shows an application start date of March 20 and an issuance date of May 4, a wait in the data portal of 45 days.

Sage Venture Holdings LLC is named as the developer, with Smart Construction & Design Co as the general contractor. They’ll build plans drawn up by Axios Architects. This is the same team that received a pair of permits to build two eight-unit buildings at 2652 and 2656 West Madison Street back in April. This time around, they’ll erect a three-story plus basement building with three units and three slab parking spaces. No other details are included in the permit, and it is not known if these will be for-sale units or rentals.
Real estate records show the LLC purchased the property in October for $280,000. A demolition permit was issued on February 10 for the 1893-built single-family residence on the site, with Brophy Excavation contracted to do the demo work at a reported cost of $20,150.

Residents of 1750 West 19th will live within one block’s walk of east-west CTA bus service via Route 18 to the north along West 18th Street. For north-south travel, the #50 bus stops two blocks west at South Damen Avenue, and the Route 9 bus stops two blocks east at South Ashland Avenue. The Ashland Express bus stops one block further north at Ashland and 18th. The 18th Pink Line elevated platform is less than two blocks away at 18th and Paulina Streets.
