Exterior finishes may begin shortly on a condominium development in the Wrightwood Neighbors section of Lincoln Park. At 2644 North Lakewood Avenue, Bak Home Development has a three-story plus basement, four-unit building on the rise on a mid-block corner lot made possible by the perpendicular alley on the parcel’s north boundary.

Windows have been uploaded to the front and sides of the building, which has reached its top floor. The roof still needs to be added, which will feature decks for the two duplex-up units. Around back, cutouts for first-floor and second-floor terraces have taken shape. The front stairs will be upgraded.

Once the construction crew has most of that work wrapped up, they’ll erect a pair of garages in back that will hold five parking spaces. Each garage will be topped by a roof deck for use with the two duplex-down condos. Those two units will also feature stairways down from the first-floor terrace to private back yards.

Architect Matthew Skoda drew up the plans for the building, and Bachula Development is in charge of general contracting work. The construction permit was issued in September with a reported cost of $2 million. That followed on the heels of a July demolition permit that authorized the razing of a 1992-built home on the property. With the new building progressing as it is, Bak Home Development is on schedule to debut the finished condominiums, all featuring four-bedroom floor plans, this coming fall.

I wonder how soon until some of those condo owners turn a portion of their living dining area into an office or guest room, or even both.
From the renderings, this looks like it will be one of the better, “premium vanilla” multifamily projects in this part of the city.
There shouldn’t be 2 lot single family homes in these type of dense, high demand neighborhoods, great development.
Doug, do you consider all the 1900-1930’s multifamily “vanilla”?
