Foundation Work Underway For Six Units At 2006 South Allport Street In Pilsen

Foundation work has begun for a multi-unit residential building at 2006 South Allport Street in the Pilsen neighborhood. Site prep on the previously vacant lot is done, and piles have been driven into the soil ahead of excavation for the basement level. An Oakbrook developer received a permit to begin construction in early January, but it’s unclear when work got started.

According to the permit, JM Properties 88 LLC is the general contractor, using plans drawn by Hanna Architects. They’re working on a three-story plus basement structure that will yield six dwelling units when complete. A May 2025 zoning amendment allowed the relocation of back yard square footage to a rooftop deck. No other outdoor decks or balconies are addressed. Three parking spaces will be provided via a two-car detached garage and a single-space concrete slab.

The long-empty parcel is situated on a corner lot formed by an alley on the north edge that then turns south behind the lot. The property is bounded by Manuel Perez Jr Elementary School to the north and the former Jan Amos Komenský School building to the west, across the rear alley. Built in the late 1890s, that building lies within the Pilsen Historic District and is now part of the Perez School campus.

2006 South Allport is less than two blocks from the CTA’s east-west #21 bus route on Cermak Road to the south. Routes 9, X9, 18, and 60 are all within a four-block walk. The closest elevated train access is the 18th Pink Line platform, located about six blocks to the northwest near 18th and Paulina Streets.
