A new permit has been issued at 1642 North Orchard Street to construct two residential units, likely condominiums, in Lincoln Park’s Old Town neighborhood. A developer under the entity of North & Orchard LLC is the recipient of the permit, which they applied for on August 7, 2025. It came through January 12 with a reported cost of $2 million.

The permit calls for a four-story building with two residential units, likely one duplex-down condo and one duplex-up. Occupiable rooftop decks (plural) are called for, making it unclear if there will be shared decks atop the fourth story, or if the roof will include a private deck for the upper dwelling unit, with decks or balconies included for the lower condo. A three-car masonry garage, also topped by a roof deck, will be erected on the alley at the rear of the lot. Red Architects is named as the architect of record, and Rye Builders is the general contractor.

The previous home at 1642 North Orchard was purchased by the developer for $1.26 million in January 2025, according to real estate records. They received a permit to raze the existing 1878-built structure on September 8 of last year, with Brophy Excavation handling demolition work at a reported cost of $14,250. A site visit in November showed complete removal of the frame structure, with only the original foundation remaining.

1642 North Orchard is located two blocks away from the North/Clybourn Red Line subway station. CTA buses along Routes 8 and 72 also stop at this location, at the corner of north Avenue and Halsted Street. The #72 north Avenue bus can also be accessed at the south end of the 1600 block of Orchard Street.
