Two Residential Units Permitted For Vacated May Street Lot In Pilsen

A residential lot vacated by a 2022 demolition permit will now be improved with a three-story, two-unit building at 1930 South May Street in Pilsen. Issued on December 9 of last year, the permit application shows a date of 08/14/2025, and it came through with a reported cost of $250,000.

The permit names only a Chicago Land Trust number as the property owner. Real estate records show the trust purchased the property, addressed as 1932 South May, in 2023 for $320,000. 4-D Development Group of Tinley Park was the seller, and was named as the property owner on the 2022 demolition permit, which was carried out by Mulroy Demolition & Excavation. Google images from 2024 show demolition completed. 4-D had itself just purchased the home in September 2022.

The new construction permit calls for a three-story frame building, no basement, with a 403-square-foot rooftop deck and open metal decks in the rear. A detached two-car frame garage will replace the demolished garage at the alley, and it too will be topped by a roof deck. Pavlovcik Architecture is listed as the architect of record, and the land trust will be the general contractor. It is not clear if these will be rental apartments or for-sale condominiums.

1930 South May Street is located mid-block between 19th Place and Cullerton Street. Public transit is available two blocks north via Route 18 buses along 18th Street. A slightly longer walk south leads to Route 21 stops on Cermak Road. The nearest elevated train access is the 18th Pink Line train, just under one mile to the northwest. BNSF trains are available at the Halsted Street Metra station three-quarters of a mile northeast.
