Two residential developments from Wilmot Properties are nearing their completions at the intersection of Fullerton and Washtenaw Avenues in Logan Square. Upon their openings, they’ll deliver 35 new apartments to the neighborhood just three blocks from the California Blue Line elevated platform.

The larger of the two buildings, 2354 North Washtenaw was permitted for construction on July 2 of last year with a reported cost of an even $5 million. The five-story structure will hold 20 dwelling units. Some apartments will have inset terraces facing north or east, while others will have suspended balconies at the rear of the building facing south. The first floor will contain retail space and garage parking for 17 cars.

2357 North Washtenaw was permitted for construction on August 2, 2024. It too will rise five stories, but contain five fewer units that its counterpart across the street. Balconies, some inset and some hanging, will face north and south. The ground floor will again contain retail space, as well as a 13-car garage. Its permit carries a reported cost of $4,488,300.

Both elevator buildings will be fully sprinklered and will include rooftop stair enclosures, as well as roof decks atop the exposed portions of the first-floor garages. Wilmot Properties is performing their own general contracting duties, using plans by Hanna Architects.
There are current listings for units at 2354 North Washtenaw that show an opening date of January 1, 2026. We have reached out to Wilmot for opening dates for each building.

Tenants of 2354 and 2357 North Washtenaw will reside less than a block from CTA bus service via Routes 74 and 94 at the intersection of Fullerton and California Avenues. Route 56 buses make stops along Milwaukee Avenue three blocks to the south. The California Blue Line elevated platform is three blocks southwest where Milwaukee and California Avenues converge.

Man for a neighborhood with rising rents and space to build there doesn’t seem to be much development in Logan Square
Do a R.E. search on 60647. Not all that much available. Prices including land and tear-down prices are high and could be due to speculation which might slow things down a bit.
I know, it like it’s hard to build in Chicago or something.
Quality looking buildings

I thought the exact same thing. What an eyesore.
Was hoping they would tear that down and the parking lot for another building. Would be a nice bit of density on that corner of lofts and new apartments.
Verging on forbiddingly massive, but the volumes are decently broken up and are detailed nicely enough. The sheer amount of brick gives them that fortress-like appearance that so many neo-Chicago vernacular buildings have, but they still make nice bookends for the street.
