After a short delay following demolition of a residential building and a coach house, new construction has begun at 3923 North Janssen Avenue in Lake View. General contractor Bachula Development, which is also the developer of the building, has excavated the site and has foundation work underway.

Bachula Development received a permit to start work on April 25, five weeks after the date of their application. 3923 North Janssen will be a three-story plus basement, five-unit building, created by 360 Design Studio, that is likely to contain for-sale condominiums. There is to be access to two rooftop spaces, plus outdoor spaces at the front and rear of the building. A five-car detached garage will be built where the coach house stood, and it will be topped by a roof deck and pergolas. An ornamental fence will enclose the front of the property, and wood fencing will be added along the alley in back.

Two demolition permits were issued in April for the main residential building and coach house on the property, which the developer purchased for $2.15 million in January. The coach house was gone by mid-May, with the main building demolished by the end of the month. Some of the old foundation, along with the front stoop, remained in place through the summer before work was completed and excavation began.

Upon its completion, residents of 3923 North Janssen will live within a three-block walk of CTA bus service via Route 9, X9, and 80. The Irving Park Brown Line elevated platform is located half a mile west, and the Sheridan Red Line platform is three-quarters of a mile east.
