Real estate records show developer and general contractor Ronan Construction LLC purchased the 1890-built residence sold in March for $900,000. A demolition permit was issued for its demise on July 2, with Builder Luxury named as the demo contractor. To replace it, Michael Cos & Associates have designed a building with porches and balconies in both front and back, along with a deck and pergola atop the third floor. A detached two-car garage at the alley will also have a roof deck.

1455 West Melrose sits just west of the busy Southport Avenue corridor. It is one block from bus service via the CTA’s Route 77 line along Belmont Avenue, and less than two blocks from Route 9 and X9 buses at Ashland Avenue. The nearest train access can be found just over a quarter-mile northeast at the Southport Brown Line platform. However, the Route 77 bus can be used to travel eastbound about three-quarters of a mile to the Belmont Red/Brown/Purple line platform to reduce walking time.
