Foundation Work Appears Complete At 4553 North Dover, But Project May Have Stalled

Foundation work appears to be complete and filled in for the residential development at 4553 North Dover Street in Uptown, though there has been no activity at the site since at least mid-July. Site visits between July 17 and August 13 show no additional work accomplished, with piles of dirt untouched.

4553 North Dover takes the place of the former Happy Wash laundromat at 1367 West Wilson Avenue, which was permitted for demolition in February and ultimately torn down in June. Someone was able to remove terra cotta accents from the original façade before the demolition crew got started.

On the way is a five-story, 28-unit building from Icon Property Management designed by Axios Architects. A new construction permit was issued on March 6 of this year, showing a reported cost of just over $5 million, with Chicago Common Partners named as the general contractor. The first level will contain 25 parking spaces, storage for 14 bikes, and a lobby for residents. The dwelling units will occupy levels two through five.

Residents of 4553 North Dover will share the corner with a bus stop for the CTA’s Route 78 bus. Now that the Lawrence Avenue Red Line platform has been reopened, the Route 80 bus no longer stops here. The Route 22 bus is one block west at Clark Street. The WIlson Red/Purple Line elevated train platform is about four blocks east, with the 78 bus serving as a direct connection.

  1. I’m not a fan of the curb cut on Wilson but I hope they get this moving because the fences keep collapsing on the Dover sidewalk.

  2. I live by here and miss the terracotta facade of the previous building, but I am excited for something to go in, hopefully. The fences do keep going all over so fingers crossed work resumes soon.
