A permit for new construction has been issued for the lot at 2206 West Lawrence Avenue in Lincoln Square, allowing Longford Design + Construction to erect a ten-unit residential building. They filed their application on September 6 of last year, and it came through on June 30 with a reported construction cost of $2 million. Longford is also the creative force behind the soon-to-open Belfield at 3914 North Lincoln Avenue in North Center.

Plans for the building were drawn up by Stoneberg & Gross Architects, and Longford will handle general contractor duties. The five-story building will have private rooftop decks, but the permit is short on details regarding parking, balconies, and other features. It will most likely be an elevator building, and it is presumed these will be for-sale condominiums.

The subject parcel is a vacant lot just west of the intersection of Lawrence Avenue and Leavitt Street. Next door at 2212 is another recently completed condo building, the development team of which had planned a second building on the 2206 lot. A foundation permit was issued for it as 2208 West Lawrence in August 2021, but only the units at 2212 were built. The June 30 permit names an entirely new team.

Residents of 2206 West Lawrence will find access to the CTA’s Route 81 bus right outside their doors, at Lawrence and Leavitt. A two-block walk east to Damen Avenue leads to Route 50 buses, with the Damen Brown Line elevated train platform one block south from there. A three-block walk west to Western Avenue leads to stops for Route 11, 49, 49B, and X49 buses, while the Western Brown Line platform is one more block away to the south. Each of those Brown Line stations are within half a mile of home.

Look like there’s a rendering on the “current in progress” page of the Architect’s website. Doesn’t look too shabby. If I recall correctly, the developer intended to erect a carbon copy of the building in to the west of this empty lot. I guess they abandoned ship and offloaded it to Longford. Hopefully this goes up soon to cover up all that cinder block and corrugated metal.

It’s taken way too long for all the needed infill projects on Lawrence to finally get built after the street was redone with a “road diet” years ago. It’s an interesting situation with the neighborhoods both north and south of Lawrence between Ashland and California being relatively wealthy/prosperous but the commercial and residential properties only just starting to reflect that in certain pockets.
