Demolition permits have been filed for a triangular lot at 1983 N Clybourn Avenue, at the north end of the three-way intersection of N Clybourn Avenue, W Cortland Street, and N Racine Avenue. The site lies at the western edge of Lincoln Park, between the Sheffield Neighbors and Ranch Triangle sub-neighborhoods.
The permits show that the current owner and California Just Food For Dogs plan to replace the current brick single-story building with a single-story mixed-use manufacturing and retail building, coined by their marketing as “Chicago’s First Dog Kitchen.” Other dog and pet-related spots in the neighborhood include a PAWS animal shelter next door, an aquatic center for dogs located 15-minute walk southeast, the dog-friendly Walsh Park which is also a 15-minute walk southeast, and a Bark and Play Chicago just a 20-minute walk south.
Nearby transportation includes the 73 bus route at Racine & Clybourn/Cortland at the property’s eastern edge, as well as Armitage Station located an eight-minute walk east.
Thad Gleason of Gleason Architects, P.C. is the architect of record. Level Construction, Inc is the listed general contractor. Construction is expected to cost $778,000.
Although designs have not yet been posted, we know that the both components, manufacturing and retail, will both operate as part of Just Food For Dogs. Additional amenities include landscaping and parking for four cars.
A completion date has not been listed, although our estimates point to the first half of 2021.
