Core work has topped out for a new four-story residential building, located at 2401 S State Street in Near South Side. The occupying owner, City Pads, has planned 19 total dwellings, with 10 on-site parking spaces and 33 bicycle spaces.
Arden D. Freeman of Built Form is the project’s architect of record. Previous drawings for a canceled office project showed a large glass curtain wall, though this design has likely changed due to the shift in usage. No updated drawings or renderings could be found, although the exterior appears to integrate a gray-toned brick cladding based on current construction progress.
Residents will find nearby public transit via various bus routes, including north and southbound stops for Route 29 at the adjacent State & 24th. Additional access in the area includes Routes 1 and 4, located less than a four-minute walk east to Michigan & 24th Street. Lastly, the Route 21 bus is accessible via a six-minute walk north to Cermak-McCormick Place station.
For the CTA L, nearest Green Line service can be found at the aforementioned Cermak-McCormick Place station, a six-minute walk north of the property.
Nearest outdoor access includes Park No. 540 located a three-minute walk west. Ping Tom Memorial Park and the Chicago Women’s Park & Garden can be found via a 17-minute walk to the northwest and northeast respectively.
Anka Builders & Construction is the general contractor for the $4 million construction. A full completion timeline is not yet known.
