Six Condos Hit The Market, 12 Still Under Construction, At Former Twisted Hippo Site in Irving Park

The first three-story, six-unit condominium building on the site of the former Twisted Hippo brewpub at Richmond Street and Montrose Avenue in Irving Park has hit the market. On the south end of the giant multi-space lot, 4337 North Richmond got construction started first, following a fire that destroyed the brewery, the gym it shared a building with, and a four-story apartment building next door.

Still in construction progress, 4343 North Richmond and 4347 North Richmond continue the development toward the north end of the block. A pending permit in the Chicago Data Portal for 4343 North Richmond will complete the development, delivering a total of 24 condos to the block. The garage structure is in place for 4343, which is the building in the middle of the three structures in progress, while 4347 has no garage yet, but most of the exterior work has been completed.

Vivi Development is the developer and general contractor behind the four buildings, as well as 4405 North Richmond, an 18-unit building with ground-floor commercial space just across the street on the north side of Montrose Avenue.

The Richmond Street condos are located within three blocks of the Francisco Brown Line L station. Stops for the CTA’s Route 78 Montrose bus are within a one-block walk. For north-south travel, the Route 82 bus is about three-quarters of a mile west at Kimball Avenue, while 49 and X49 bus stops are the same distance east at Western Avenue. The 78 bus can be used to connect with either of those two routes.

  1. Is there someone responsible for these charmless boxes? The concrete block bunkers @ the alley are unforgiveable.

  2. This is hideous and cheap. Come on Chicago developers, stop being cheap and start supporting some more interesting buildings. Lincoln Park, especially the Clyborn Corridor is hideous with all the boring brick boxes lining the streets.

  3. Twisted Hippo and the “American Ninjas” training center next door were super cool places that made the neighborhood more fun, interesting, vibrant. The fire was bad enough but to see this garbage in its place is just sickening.
