A multi-unit residence built in the early 1890s is being renovated in Lake View, saving the 130-year-old home from demolition. A renovation permit issued in July of last year allowed general contractor Paul Peterson, Inc to update the apartment layouts inside the building, while modernizing the kitchens and bathrooms. A rear exterior stairway and new decks are also included in the plan, with much of that work already completed.

Stoneberg & Gross Architects of Ravenswood created the plans for the updated apartments. An express permit issued in September indicated a change of ownership, showing Paul Peterson, Inc as the new owner of the property. Real estate records show a sales transaction was culminated on January 9 of this year, at a selling price of $775,000.

1019 West Wolfram Street is located two blocks west of the Diversey Brown/Purple Line elevated platform. The Route 76 Diversey bus has stops in front of the platform, and for north-south bus travel, the Route 8 bus has stops two more blocks to the east at Halsted Street. The Fullerton Red/Brown/Purple Line platform is just over half a mile to the south, as are stops for Route 37 and 74 buses.

Any idea what the cost of these renovations were and how they would compare to demo and building a new home on this site
The permit estimates renovation costs at $240,000. Too many variables in demo and new construction to take a guess at your other question.

Just east of here, at 928 West Wolfram, a multi-unit residence sold for $820,000 last year. A three-unit building is replacing it, with an estimated cost of $1.15 million, and the demolition cost is shown as $20,000.
Great to see a building re-used but the new windows suggest it’s going to be a modern renovation rather a historic rehabilitation (Not that the building was much to look at before).
