First Of Two Three-Flats Permitted For Construction At 4206-08 South Calumet In Bronzeville

The first of two three-unit buildings to be built at 4206-08 South Calumet Avenue in Bronzeville has been permitted by the City of Chicago to begin construction. The permit for 4208 South Calumet, applied for on October 30 of 2024, was issued on January 13. It calls for a three-story masonry structure with a rooftop deck and stair enclosure.

There will be balconies at the front of the building, facing east, with a rear patio and stairway at the west elevation. A three-car frame garage will be added at the back of the lot, accessed from the alley that runs under the Green Line elevated tracks.

An identical permit to this one is pending in the Chicago Data Portal for the second building, at 4206 South Calumet. That will be built between the new construction and the existing residence on the adjacent lot to the north. No word yet on when to expect that permit to be released.

APMW Developer Corporation is named as the general contractor and developer, with Charles Schwartz listed as the architect of record. The permit estimates construction costs as $35,000; a typo might have led to a missing decimal point on the cost.

On January 15, three permits for three-unit buildings were issued for the 4100 block of South Calumet, one block north of here. That lot is outlined in blue in the Google satellite image above. The same team members, APMW and Charles Schwartz, are the creative force behind these nine units. This is going to be a busy stretch of street on the South Side.

Residents of 4208 South Calumet Avenue will be one block from the 43rd Green Line elevated platform to the south, where they can also find stops for the Route 43 bus. North north-south travel, the Route 3 bus makes stop one block east at King Drive.

    I use to live a few blocks north of here (on Calumet). It’s nice to see this infill, but this area is still admittedly a little rough. Bronzeville takes a bit of a nosedive from 35th on south. Above that, it’s quite beautiful. But South, the commercial corridors are still in really, really bad shape. And the community is a little split, a lot of folks really want an influx of economic diversity and welcome developments like this. While others are (and always will be) skeptical of “gentrification”. So it’s just always kinda a balance down there depending on who you talk to. But finally, we just got kinda tired of doing the political dance and decided it wasn’t worth it and moved.

    • That’s really interesting to hear. I still think this area will fill in with these 3-5 story buildings, and that’s a very good thing for the south side in general. Greater prosperity is never going to happen by people moving out nor building more strip malls and mega grocery store shopping centers. And a more prosperous and south side is better for the folks that live there and for Chicago as a whole.
