Brick and block work is nearing completion on the exterior of the new residential development at 6350 North Glenwood Avenue in the Edgewater neighborhood. Located on the southwest corner of Glenwood and Devon Avenues, the four-story, 12-unit building from Variable Properties is replacing the former Uncommon Ground restaurant, which was demolished last summer.

Designed by Vari Architects, the new project will include retail space and a single-stall parking garage on the first floor, with six additional parking spaces located externally. There will be balconies at the front of the building, along Devon Avenue, on the three upper floors, with the form for the second-story spaces having been placed. Sliding-glass doors and metal bracing on the rear elevation indicate there will be balconies there as well.

Residents of Glenwood & Devon will find CTA bus service right outside their door, with stops for Route 36, 151, and 155 buses located on the intersection. The nearest elevated train access is located about half a mile northeast at the Loyola Red Line platform, adjacent to Loyola University. The Route 22 bus is available four blocks to the west at Clark Street.

Well done, bozos.
I’m thrilled to see development on Devon, but as someone who lives steps from all three of the Varible buildings, they are all awful additions to the streetscape in different ways. Plus as flawed as aldermanic control, community input and NIMBY can be, these are perfect examples of what happens when developers have free reign to build whatever they like.
