The city of Chicago has issued a new construction permit for the fourth and final parcel on a vacant lot in Bronzeville. 3954 South Indiana Avenue, permitted on January 13, joins 3944, 3948, and 3950, with those three having received permission back in December 2024.

The four projects all are described identically in their respective permits. These will be three-story with basement, six-unit buildings with three off-street parking spaces apiece, accessed from the alley at the rear of the lot. There will be balconies at the rear of the buildings on the second and third floors facing west, with front terraces for first-floor units. The estimated cost of construction for 3956 South Indiana is $1.5 million; the other estimated costs were $1.35 million apiece for two of the buildings, and $1.30 million for the fourth.

The entity of Bronzeville 777 LLC is listed as the developer, with 5 Seasons Development Company named as the general contractor. Hanna Architects is the architect of record. It is not known at this time if structures will be erected simultaneously, or one at a time.

Located on the northwest corner of Indiana Avenue and 40th Street, the construction site sits adjacent to the Indiana Green Line elevated platform. The Route 39 Pershing bus stops at this intersection for Green Line connections, and there is a Divvy bike rack here as well. For north-south bus travel, a three-block walk west to State Street leads to the Route 29 bus, and the Route 3 King Drive bus runs three blocks to the east.

  1. The parking ratio and proximity to the Indiana Green Line stop (along with other transit options) are solid. This is a win.

    We need a lot more of this type of development in empty lots. I know they aren’t as flashy as the high-rises, but this level of density is what Chicago needs to meet its potential.

    Also, the parking ratio is on point.

  3. Agreed. This is all we need to build back great neighborhoods. Once empty land is scarce then we can be more critical of the scale and architecture.
