A demolition permit was issued December 31 for a single-story commercial building at 701-709 South Western Avenue in the Tri-Taylor neighborhood. Located on the southeast corner of Western and Flournoy Street on the Near West Side, all five commercial spaces in the building appear to have been unoccupied for quite some time. The teardown directive was issued with B & K Concrete 1 named as the demo contractor, at an estimated cost of $45,000.
The permit names the entity of 2037 N Kenneth LLC as the property owner. They have two permits pending in the Chicago Data Portal for this site, and it would seem demolition of the existing building will set the wheels in motion to start on the new development. The permits have been pending since December 21, 2022, so it’s possible there have been changes made to the initial plans in the interim.
The new construction permits are assigned to 2351 and 2355 West Flournoy Street, and they are identical. Each calls for a four-story with basement, eight-unit residential building topped by roof decks and stair enclosures. There will be balconies at all four levels, and the first floor of each building will contain a pair of garages with four total parking spaces for each address. No commercial spaces are mentioned to replace those being demolished.
The Chicago Zoning Board of Appeals granted two approvals for each building back in November 2023: an application to have residential units below the second level (where there might otherwise be commercial space) and an application to reduce the rear setbacks from 30 feet to 20 feet.
At this time, no schedule for demolition and the start of new construction has been made public.

I live two doors down from this site. The building has been abandoned since I bought my house (5 years ago) and I understand it was abandoned for about 5 years prior to that. Needless to say, I’m very happy they are knocking it down. From the activity at the site, it looks like they are getting ready to demo very soon.
