Demolition work is nearing completion ahead of the new Tiny Giants Early Learning Center at 2801 West Montrose Avenue in Horner Park. Located on the southwest corner of Montrose and California Avenues, the mixed-use childhood education and residential development is replacing three commercial buildings that were permitted for teardown in August and October last year.
The new development, a four-story building created by SEEK Design + Architecture, will combine residential units with offices and classroom space for Tiny Giants. The first floor will contain 10 classrooms, with offices for the school located on the second level. The two upper floors will hold 24 dwelling units. The new construction permit, assigned to 4340 North California Avenue, is still pending in the Chicago Data Portal, with an application date of June 3, 2024.

Demolition contractor ENC Construction & Development, who will also be the general contractor for the new build, has finished razing all three structures, including the former Ruby Cleaners on the corner. There is still debris and rubble to be removed, and reusable bricks were still being salvaged, palletized, and hauled away when we last visited the site during the final week of 2024.
No word just yet on an anticipated permit-release date, or when construction is expected to get started on the new building.
