The proposed zoning has been approved for a five-story mixed-use development at 5214 N Lincoln Avenue in Lincoln Square. Located at the intersection of N Lincoln Avenue and W Farragut Avenue, the corner lot is currently home to an existing one-story commercial building that is vacant and will be demolished. Grand Properties Acquisitions is the developer behind the project.
The site is currently zoned as B3-2, Community Shopping District. The newly approved zoning changes the property’s underlying zoning to B2-3, Neighborhood Mixed-Use District, allowing for the construction of the larger building with residential as one of the approved uses.
Designed by Hanna Architects, the structure will rise 60 feet tall with 40 rental residential units located on the upper floors. The ground floor will hold retail commercial space at the corner of W Farragut Avenue and N Lincoln Avenue, with two live/work units placed along N Lincoln Avenue. Parking for 24 cars and 42 bicycles is included within the edifice. Four of the residential units will be designated as affordable. Balconies will be included for every residence.
The demolition of the existing structure is pending, with demolition permits approved at the end of December 2020. Permits for the construction of the new project have not been filed or approved. An official timeline for the development has not been announced.
