New Residential Tower Proposed For Downtown Evanston

Further details have been revealed for the mixed-use redevelopment of the north end of Church Street Plaza at 900 Clark Street in downtown Evanston. The new project will sit on the intersection with Maple Avenue, replacing a portion of the large retail/commercial complex built in 2000. Now its current owner GW Properties is hoping to expand its offerings.

The multi-structure plaza was originally designed by California-based firm ELS, with the city of Evanston investing nearly $35 million itself into the project. This eventually grew to include a hotel, 21-screen movie theater, and a 200-unit Optima residential tower, though worries of streaming killing theaters were already alive according to The Daily Northwestern.

Now GW Properties has partnered with co-developer Luxury Living and design firm Antunovich Associates for a 27-story tower set to replace the existing Chili’s, pet shop, and five screens of the movie theater. With no new parking, but access to a massive garage next door, the ground floor will include 3,000 square feet of retail space and a new lobby.

With a total of 358 residential units completed, the team has confirmed 20 percent of units will be affordable. While the unit make up is unknown, renderings show a rooftop deck and glass-clad exterior. At the moment, the team will need to gain support from the local community as well as the city as it seeks a rezoning. A construction timeline is currently unknown.

  1. not a fan of destroying a nice mixed use development when there’s parking lots and strip malls that can all be redeveloped

    • Someone proposes a tower for well over 500 people on a site that’s highly underutilized and it’s still not good enough?

      Will the rebuilding of Versailles finally be good enough for your Chicago?

      Or should we bulldoze a good chunk of downtown to implement the full Burnam plan that never materialized?

    • The development being destroyed is a commerical building, not mixed use. Hundreds of new housing units where there weren’t any before and you’re complaining. Perhaps you thought this was Chicago NIMBY and not Chicago YIMBY?

    • I understand your sentiment, but the challenge is often that the most desirable space is also where there is current activity.
