Two demolition permits have been issued to get a new development started at 4529 North Western Avenue in Lincoln Square. When we visited the site last month, demolition fencing was already up in anticipation of work getting started. And now it officially can, with the City of Chicago permitting both teardown on Thursday, September 12.

Designed by Hanna Architects, the forthcoming four-story, eight-unit building will include a basement, where eight indoor parking spaces will be located. A roof deck will sit atop the garage portion of the basement, with levels one through four each getting their own outdoor spaces as well. An additional rooftop deck will crown the fourth floor. New Homes Inc of Lincolnshire is listed as the general contractor hired to erect the building. The permit, issued August 20, 2024, estimates construction costs at just under $3.5 million.

4531 North Western was most recently home to D&M Roofing & Tuckpointing on the ground floor, with residential units on the second and third floors. 4529 North Western was a three-story residential structure with no commercial space.
