The City of Chicago has issued a new construction permit for the property at 2702 North Greenview Avenue in Lincoln Park. The space currently is a greenery-filled side yard, likely belonging to the home next door at 2700 North Greenview before the empty lot was sold, with a concrete slab for parking still at the rear of the property. There are no permits for this address in the Chicago Data Portal dating back to 2006, so it looks like this lot has been empty for a good while. There is also no indication to date that the home at 2700 will be demolished as part of this development.
The new permit, issued August 13, calls for a three-story with basement, three-unit building (likely condos) designed by Hanna Architects. The structure will feature a rear terrace for the first-floor unit, plus rear porches for the second and third floors. The second-floor unit will have a balcony overlooking Greenview Avenue. The residences will be topped by a roof deck, as will a detached three-car garage at the rear of the lot.
TM1 Construction is listed on the permit as the general contractor. The entity of 2702 Greenview LLC is named as the developer. Real estate listings show the property last sold in 2021 for $700,000. The cost of new construction is estimated at $1.2 million. As of August 13, there is no sign of construction activity on site. This development shares the alley with the construction we shared just a few days ago at 2635 North Bosworth.
