2633 North Bosworth Avenue demolition is almost complete, clearing the way for a new residential construction project in Lincoln Park. Assigned to the address of 2635 North Bosworth, the new building will contain three condominium units within a three-story with basement structure. The new permit was issued August 12, 2024.
A pair of demolition permits were issued on July 19 of this year. One was for the main residence, and the other for the two-story coach house at the rear of the property. Built in 1923, the previous residence sold back in March for $925,000, according to multiple real estate listings. DemoX was the contractor for the teardowns.
Volo Development is erecting the new condos, with their subsidiary, Diamond Partnership, performing general contractor duties. The building, created by 360 Design Studio, will feature a deck behind the first-floor unit and a balcony in front of the second-floor condo, all topped by a roof deck. A detached three-car garage will take the place of the demolished coach house and will also include a rooftop deck.
Residents of 2635 North Bosworth will find bus service for Routes 9 and X9 less than two blocks to the west, which can be used to connect with the Clybourn Metra station (UP-N and UP-NW trains) one mile south. The Route 76 Diversey bus runs about a quarter of a mile north of their address, and can be used to connect with the closest CTA L platform, the Diversey Brown/Purple Line, just under a mile east.
