Three new homes at 4454-4458 North Greenview will replace the former First Spanish Christian Church on the corner of Sunnyside and Greenview in Uptown. The church was demolished in January to make room for three new single-family homes along Greenview Avenue.
Demolition permits were issued for the main church building at 1501 West Sunnyside and the rectory at 1507 West Sunnyside on December 27, 2023. Construction fencing went up immediately, and demo got underway within a week of the permits being received. EZMB was listed in the permits as the demolition contractor.
On January 24 of 2024, a New Construction permit was issued for a three-story single family dwelling at 4456 North Greenview. One day later, permits were issued for its neighbors: another three-story single family home for 4454, and a two-story home at 4458. Each home will include rooftop decks and two-car garages.
The transition from demolition into construction was seamless. Longford Construction is the developer and general contractor. The permit lists John Stoneberg of Stoneberg + Gross Architects as the design architect. Each home has an estimated construction cost of $500,000.
These homes are a one-block walk to the 22 Clark bus and 78 Montrose bus, which both stop at the intersection of Clark and Sunnyside. One more block north of that, at the intersection of Clark and Wilson, is the 81 Lawrence bus stop, but that will be moved north back to Lawrence Avenue once the Lawrence Red Line statin reopens.
Walking east on Sunnyside takes you to the Wilson Red Line platform just over half a mile away. The Montrose Brown Line platform is a 10-minute walk to the west.

I wish it had been an adaptive reuse. There are some cool church-to-condo conversions in the City. Still, at least it’s not just vacant.
