A renovation project is underway at 1050 North State Street in Near North Side. The project, which has a budget of $3 million, aims to rejuvenate the three-story building that houses residential and office spaces beneath an existing condominium high-rise.
The renovation’s scope features plans for new facades on the east and north sides of the building, alongside a reconstructed pedestrian plaza and an exterior amenity deck on the fourth floor. Aleksandar Zeljic is the architect in charge of project designs. They will work alongside the Chicago-based Leopardo Companies Inc, which will act as the general contractor. The property is owned by Newberry Owner LLC.
1050 North State Street is a short walk from a variety of bus lines, including Routes 22, 36, 70, and 151. Beyond that, the Clark/Division CTA Station, which services the Red Line, is a short walk northwest of the property.

Where is the existing pedestrian plaza? Does this mean converting the area for cars out front being converted to a place for people instead? If yes, bring it on!
No, of course not silly. You need that for a drop off to the front door and to get into the parking garage. They probably mean adding a potted plant or two by the front door.

I’ve always wondered whether it would be possible to convert the garage along State St. into retail space. Remove a few parking spaces, bust out the blank brick wall, and enclose the back of it. Make a long narrow storefront that could contribute to the retail district there.

It may be a pipe dream, but it is also one I have also envisioned many times. The State/Rush nexus is a great spot, but it could be even greater if the huge blank garage walls were eliminated.
Agreed. The blank high walls makes this feel like a compound/fortress. It was pretty common to do in this era of building, but this is a particularly egregious example.
Massive parking garages have ruined many areas of Chicago that could otherwise be activated and vibrant with pedestrian life. Instead this one is an area to avoid while walking because it’s really hostile feeling.
