Partial funding has been announced for the mixed-use development at 4528 S Cottage Grove Avenue in Bronzeville. Located mid-block between E 45th and 46th Streets, the project will redevelop an existing three-story building. Though an architect is unknown, the development is being led by Sunshine Management and Tigist Reda according to Block Club.
Tigist Reda is the founder and owner of famed Ethiopian-restaurant, Demera in Uptown. Reda was born and raised in Ethiopia but has called Chicago home for over 20-years now, discovering a passion for entertaining and sharing her culture and opening Demera in 2007. She has since expanded into Time Out market and is planning a third restaurant within the updated structure.
Originally built in 1925, the 30,000 square-foot structure will have its facade repaired including reopening three-storefronts on the ground floor which will partially hold the 7,000 square-foot restaurant. The other portion will be within a rooftop addition which will have a separate side elevator per the renderings. The rest of the project will contain office space and apartments, though specifics haven’t been revealed.
Visitors will have direct access to CTA bus route 4, with route 43 and 47 nearby. The project will cost between $6 to $9 million, with the Chicago Community Trust announcing a $100,000 grant and $1.7 million pre-development loan. This is on top of $3.1 million granted from the Chicago Recovery Plan and Community Development Grant last year. With the hopes of creating 50-permanent jobs, Reda hopes to open the restaurant in 2025.
