Construction permits have been issued for a new three-story residential building at 5124 South Kenwood Avenue in Hyde Park. The project, which was approved on March 1, has a budget of $2,042,400.
Designed by architect Christopher Boehm, the building will feature nine dwelling units when complete. Plans also include the construction of five open parking spaces.
Construction of the building will be led by McInerney Builders Inc. Masonry work will be carried out by M.S.R.C. Services Inc and O’Hanlon Concrete. The property is owned by McInerney Properties LLC.
5124 South Kenwood Avenue is located steps from stops for the 2, 15, and 172 bus lines. Beyond that, the 51st/53rd Street/Hyde Park CTA Station, which services the Metra Electric District Train, is a nine minute walk to the east of the property.

why would anyone want to take it down?
There is an empty parking lot right down the block, so maybe they just used the wrong address?
Looked it up on Redfin and it appears there are currently 3 condo units that were just sold together in December. Seems like an odd teardown though, so I wonder if it’s a gut rehab with some expansion? @Yimby any additional information you can provide on what’s happening?
I suggest in the future, YIMBY identifies the current zoning, and whether any change in the zoning is required, and whether an existing building will be domolished as part of the plan.
They typically do. The way this is written, it seems like a by-right development.
According to the Hyde Park Herald there was a fire there in 2022. Looks like the Streetview photo might be out of date.
In these times, that budget for 9 condos seems cheap. Also not sure that price includes the purchase of the lot. And we have no idea what the size of the units will be or the materials that will be used, which all impact budget. Interesting to see whether they can pull this off.
