Scheduled to open for initial move-ins on February 1, the 6 Corners Lofts project at 4714 W Irving Park Road in Portage Park marks a significant redevelopment of the former Sears store. Managed by Novak Construction, this $90 million project features 50,000 square feet of retail space, with Target as the primary tenant, above which are 206 apartment units.

According to a recent article by Block Club Chicago, 83 units are designed with two-level lofted floor plans and high ceilings, with the majority also including balconies. Market rate units are priced between $1,424 and $3,710 per month, while the six affordable units are priced between $1,106 and $1,397. Novak Construction has also committed $2 million to the Affordable Housing Opportunity Fund. Amenities for residents include a rooftop pool deck and lounge, a co-working space, a fitness center, bike storage, and a total of 172 parking spaces. The remaining 89 parking spaces will be reserved for retail purposes.

Preservation efforts have been a key aspect of the renovation of the original 1938 Sears building, designed by Nimmons, Carr & Wright. Project architect MG2 has focused on preserving the Art Deco architectural elements of the original structure while integrating contemporary materials such as glass, brick, metal, and refurbished concrete. The renovation project also includes the addition of a new fifth floor, expanded building wings, and the reconstruction of a lantern-like glass atrium facing the Six Corners intersection

Directly north of the building, Cuyler Avenue has been redesigned to be more pedestrian-friendly, with new sidewalks, additional trees, benches, and public art. For transportation, the area is serviced by bus service for Routes 54, 54A, 56, and 80. The Grayland station is within a 10-minute walking distance, and the CTA L Blue Line’s Irving Park station is approximately a 20-minute walk away.

The on-site leasing center has now opened, and preliminary tours are currently being offered.

Wow! Finally real transformation for this area. 10 years ago, it was a busy area with restaurants and shopping. Hopefully, restaurants will return and 6 corners will be a vibrant community again.
Wish the angled box on the corner was restored to its original appearance. Glad it’s there still, just wish it wasn’t covered by a curtain wall from a rec plex in the exurbs.

This is amazing! I love this and the new building across from it. I still can’t believe Aldi was allowed to build a standalone right down the street with no apartments above it. Totally short sighted and terrible. I know they are about to approve the new retail and apartments at 3955 N Kilpatrick as well which is good. Hopefully some more low rise retail is rebuilt with apartments above it too. This area can really thrive again.
