A new residential project is underway at 7428 North Rogers Avenue in Rogers Park, with permits issued on January 22. The project’s budget is approximately $900,000.
The three-story masonry building, designed by architect Peter Sterniuk, will contain nine dwelling units when complete. Each unit will feature a balcony. Additionally, construction plans include nine parking spaces.
GT Alternatives LLC, both the owner and the general contractor for the project, will oversee the majority of its construction. Masonry work is being handled by DS Construction Inc and MKS Masonry.
When complete, 7428 North Rogers Avenue will be located steps from stops for a number of bus lines, including Routes 22, 97, 201, 206, and 290. Beyond that, it will be an eight-minute walk to the northeast from the Howard CTA station, which services the Purple, Red, and Yellow Lines.

It looks like our “affordable housing crisis” has been solved, LOL!
That budget does not seem correct to me either. As a Rogers Parker, it’s replacing a decent looking early 20th century brick single family (last used as a daycare I think?) on an oversized yet irregularly shaped lot. It must not require any type of zoning variance because there has been no information from the Alderperson.
I wondered why the playlist and home was just sitting there . I lived next door 7434 N Hermitage years ago . Recently I visited James Schneider building and saw the lot vacant and looked like it was for years!
