Further details have been revealed for the new mixed-use development at 1565 N Clybourn Avenue in the Near North Side. Located on the northeastern corner of the intersection with N Halsted Street, news on the high-rise broke last week as a community meeting was announced by Alderman Brian Hopkins. The meeting brought new information on the The Georgetown Company-led development which is being designed by bKL Architecture.

Sitting on a small 12,000-square-foot site occupied by a small commercial building that once held a Bank of America, the new slender tower sits across the street from the Lincoln Park Apple store and CTA Red Line station. Because of this and the existing 158-vehicle parking garage behind the lot owned by the same developer, the new tower will not include any new parking which was one of the few comments at the meeting.

Rising 37 stories and 450 feet tall, the development will be 150 feet taller than the tallest nearby building. The project will redevelop a small plaza between the adjacent retail building and the tower that leads to the main lobby; this will be complemented by a 2,500-square-foot retail space along Clybourn on the ground floor. This will be capped by an amenity floor with a small outdoor terrace carved into the structure itself.

The floors above will contain 396 residential units made up of studios, convertibles, one-, and two-bedroom layouts, of which 79 residences will be considered affordable. Residents will also have access to a 396-bike parking room and a rooftop amenity space with an outdoor pool deck as well. The base of the building will be clad in a dark brick facade with large storefront windows, while the tower will feature a dark metal grid system with a glass crown at the top.

The community meeting delivered relatively supportive commentary, with most of the question revolving around parking which the developer addressed by planning to set aside 70 of the parking garage spots exclusively to residents. While the alderman was also supportive, he did mention another meeting will be needed after some tweaks. The development will now need to gain city approval and plans to break ground in early 2025 with a completion in late 2026.

Amazing project, this area needs more density ASAP, too many empty store fronts along Clybourn for years now. Hopefully the city will green light this one.

A fantastic proposal indeed! I love no new parking, that existing garage is hardly ever used today.
The fact that community feedback was about adding more parking demonstrates how anti good urbanism cars are. Cars are an addiction that people can’t see beyond anymore. Out in the suburbs I get it. Right off the highest capacity subway line in the city and 2 of the busiest bus routes in the city it makes zero sense.
I really hope the design and height don’t change. This would be a great addition to the area and the city!

This shows just how valuable this area is, which makes it even more puzzling that the city has allowed so much of it to become a suburban-style power center. I’d love to see some of those parking lots get developed soon.

I bike this intersection 2-3 times per week during rush hour and it’s amazing how few people can be seen walking around. But with proximity to the Red Line giving workers a 5-minute ride to downtown (not to mention walking distance to all the retail that is North & Clybourn) these units will fill up immediately. Bravo!
This building is to tall and does not belong in this neighborhood This alderman has already approved three 8 to ten story buildings just north of this site This building belongs downtown not in a residential neighborhood like ours
You literally live in the city this is a residential tower, if you want low height buildings go live in the suburbs.
If you are worried about buildings being too tall, then a city may not be the best place for you to live.

Nearby resident here – please build this ASAP. This area needs more residential, more density and more street activation. What we don’t need are more parking spaces for cars. I’ve emailed my support to my alderman.
