Plans have been revealed for a new two-building development to be located at 6750 N Northwest Highway in Edison Park. RedStars Properties is behind the mixed-use proposal, which will come with a total of 80 apartment units and four retail units evenly divided between the two five-story structures.
As outlined in a recent article by Urbanize, the distribution of these apartments will be 48 two-bedroom units ranging from $2,750 to $2,950 and 32 three-bedroom apartments between $3,200 and $3,350. Unit sizes, meanwhile, will span between 1,280 and 1,541 square feet. There will be eight affordable units on site alongside a payment by the developer to make up for the remaining eight, outlined under the 20 percent ARO requirement.
Axios Architects is behind each of the 79-foot-tall structures, which will be clad in a gray masonry exterior with dark metal paneling and glass balconies. Inside, amenities will include a fitness center, a pet-washing room, a designated grocery drop-off location, laundry and dry cleaning services, and a business center with a conference room. There will also be a sixth-level rooftop terrace with a sundeck, a garden, a workout station, and space to grill.
Beyond the 67 parking spaces, the project will also come with a bike room and several nearby public transit options. Bus transit in the vicinity includes stops for Routes 68, 88, and 209. The Metra’s Edison Park stop lies within a two-minute walk from the property.
Nadig Newspapers reported a mixed-reaction to RedStars Properties’ plans at an October 18th meeting for the 41st Ward Zoning Advisory Committee. Many of the concerns revolved around the building heights, density, and either too much or too little parking. The developer is seeking a B3-5 zoning designation to allow the proposal to proceed. This designation will require further meetings and a recommendation from Alderman Anthony Napolitano.
