Permits Filed for Townhouse Phase of 1650 W Division Street in Wicker Park

Permits were filed recently for the Alcove Wicker Park phase of Vermillion Development’s 55-unit residential project at 1650 W Division Street, consisting of 12 townhouses. In total, the project is expected to cost $15 million to build. Vermillion Wicker Park Development, LLC is listed as the owner, while Howard Hirsch of Hirsch MPG is listed as the architect of record.

The site is tucked behind other completed residential buildings including Salon Lofts and Wicker Park connection, all of which are contained in the wedge-shaped area formed by diagonal N Milwaukee Avenue and W Division Street at the southeast corner of Wicker Park. Nearby transportation includes access to multiple bus routes. The closest two bus stops are Route 70’s Division & Paulina and Division & Ashland, which are a one-minute walk west and a two-minute walk east, respectively. Access to the CTA L Blue Line is also available via Division Station, just a five-minute walk east.

The layout of Alcove Wicker Park consists of 12 connected four-story townhouses forming a half-circle around the 43-unit, seven-story condominium tower. Curb reported in August 2019 that units range from two- to four-bedrooms, all with private balcony access, and start around $600,000, while the four-bedroom townhomes would begin at $1.1 million.

Aesthetically speaking, both the condominium edifice and the townhome structure will share a smart mix of brick and metal paneling among the grid of glass windows.

Vermillion Development is planned to be move-in ready between summer and fall 2020.
