Construction for a new mixed-use development at 1043 N Rush Street in Near North Side is now above grade. The two-story project, led by L3 Capital, has enlisted GREC Architects for its design. The exterior will have tan brick cladding, dark metal accents, and arched street-level bays.

The ground floor will contain four retail units, ranging in size from 2,359 to 7,418 square feet. At the same time, the upper level will be the new restaurant venue for Carmine’s, with access to a street-facing entrance and a setback terrace overlooking the Rush & Division Streets triangle.

For transit, Routes 3, 10, 22, 26, 36, 66, 70, 125, and 151 have bus service located within close walking distance. Tenants and patrons will also have immediate access to the nearest CTA Red Line trains, a six-minute walk southwest to the Chicago Red Line Station.

According to a permit revision issued earlier this month, the reported construction cost has been updated to $6.9 million. Pepper Construction is the general contractor, and the development aims for a first quarter of 2024 opening.

My guess is stubborn developer who doesn’t want to invest in upgrades, or maybe something is tied up in the courts. I know that place used to be a nightclub back in the day before sitting vacant so could be something to do with something shady in that property’s former life.
