Lake Meadows Pavilion Concludes Exterior Renovation in Bronzeville

Renovation work has completed for the Lake Meadows Pavilion at 467 E 31st Street in Bronzeville. The newly-modernized building, owned and originally built by Draper & Kramer, has evolved from its initial role as the Lake Meadows Professional Building to what will now be open office layout.

Originally designed by SOM and constructed in 1959, the International Style structure functioned as office spaces for the Illinois Bell telephone company and later transitioned into professional offices for the Michael Reese Hospital and Medical Center. It was previously advertised that commercial units ranging from 1,500 square feet up to the building’s full capacity of 26,124 square feet were available for lease. Now, it has been confirmed that Howard Brown Health will be the building’s leasing office tenant

The restoration of the Lake Meadows Pavilion, managed by Johnson & Lee Architects, encompassed a variety of upgrades and modifications including a new glass storefront and a fresh white painted exterior. The project saw the incorporation of a new electrical service and distribution system, and a roof with energy code-compliant insulation. Additionally, both a through-lobby and elevator were integrated into the structure. One key feature of the restoration was the renovation of the “floating” stairs that were part of the original interior.

For public transportation access, the building is within a minute’s walk of bus Routes 3 and 31, while closest rail service includes the Green Line’s 35th-Bronzeville-IIT station (19-minute walk southwest) and the Metra’s 27th Street station (18-minute north). On-site parking will include 105 surface level parking spaces.

Now that exterior work has wrapped up, interior tenant build-out work can begin. According to an article by Preservation Chicago, it has been confirmed that Howard Brown Heath will begin occupying the building later this year.

    This so great and encouraging. Now if money could be devoted to rehabilitate the well-over century old, historic Baptist church on the corner on 31st and King. This building has always been gorgeous, a really good representative Ludwin Mies Van Der Rohe work, as are Lake Meadows and Prarie Shores, and while more of the Victorian age architecture could have been saved from the wrecking ball, I having been raised in this “low-end” part of Bronzeville, I’m loving to see how its coming to life, mixing all the archtectural styles in Bronzeville.

  2. Will the plans to bring in Howard Brown health continue after Lake Meadows is purchased later this month? It looks as if it is being purchased by the same company that owns Mac Properties in Hyde Park.

  3. Glad this building was rehabbed. It is so beautiful now.
