Construction has recently been completed on a new boutique residential building located at 2423 S State Street in Near South Side. The rental development is the result of the efforts by City Pads and is part of a two-phase plan known as “Common McCormick”.
The developer has collaborated with the co-living company, Common, to provide 28 shared living suites between the two buildings, totaling 111 private bedrooms. The first building at 2401 S State Street has already opened its doors to residents, and is just a few steps north of the second building. Although 2423 S State Street is one story taller than the first building, it will only house a third of the planned living space to accommodate its smaller footprint.
The co-living suites, which will be available starting at $1,024 per month, will include all-inclusive packages with furniture, cleaning services, and utilities. The building will also feature a rooftop amenity deck with a pergola.
The architecture for both 2423 S State Street and 2401 S Street is handled by Built Form. The buildings have a mix of gray metal and masonry cladding, as well as vertical bays that maximize natural light.
Although there will be only 12 on-site parking spaces, the development is highly transit-oriented. The closest bus service, Route 29, is just a minute’s walk from the site, while Routes 1 and 4 can be found at Michigan & 24th Street via a five-minute walk east. Residents who want to access the CTA Green Line can board trains at the Cermak-McCormick Place station via a seven-minute walk north.
The $6 million project is being constructed by ENC Construction, with move-ins for this second and final phase now imminent.
