Permits were issued on Wednesday for the construction of a new multi-unit building which will be located at 2653 West Cortez Street in West Town. The permit lists the owner as 2651 W Cortez LLC and plans involve the construction of a three-story building with three units and a basement. The building will reportedly include side entry access stairs, a rear deck on the ground level, and a four-story open rear egress stair. Plans also indicate the presence of a rooftop deck and a detached three-car garage in the rear. A demolition permit was issued for this address and the neighboring property to the same owners in August of this year.
Victor Drapszo is the listed architect of record. No drawings or renderings have yet been revealed, and it is currently unclear if the design will be an entire masonry construction.
The property site is within walking distance of many restaurants and retail options along nearby N California Avenue. The property site is within a 10-minute walk of popular venues such as the Empty Bottle along N Western Avenue. Humboldt Park is also readily available via a 14-minute walk northwest. The nearest bus service available is Route 94 via a four-minute walk southwest to the California & Augusta stop. Route 49 can be boarded at the Western & Thomas stop via a nine-minute walk to N Western Avenue.
Globalgc Inc will act as the general contractor on the construction, which has a reported construction cost of $500,000. An anticipated timeline or completion date has not yet been disclosed.
