Initial plans have been revealed for a new mixed-use development at 2344 S Princeton Avenue in Chinatown. Located on the southwest corner with W 23rd Place, the new building will replace a 12,500-square-foot vacant lot that once held a few residential structures in the growing area. The team behind the project is Bridgeport-native Shengs Hautin LLC with locally based-Lucid Engineering Services working on its design, both companies are minority owned.

Rising seven floors and 80 feet in height, the new structure will be anchored by a basement-level parking garage holding 28 vehicle parking spaces and an area for bike parking as well. Above, the ground floor will hold an additional seven vehicle spaces as well as a small residential lobby and nearly 3,500 square feet of commercial space. Three private offices, a restroom, employee lounge, and a small two-vehicle garage will round out the floor plan, with floors two and three being completely office space for a total of 19,500 square feet dedicated to commercial use.

Floors four through seven will hold 34 residential units made up of 12 two-bedroom and 18 three-bedroom layouts, with all of the two-bedrooms having their second room be internal with no windows. The seventh floor will hold four larger three-bedrooms with an additional study space, and a majority of the residences will have a small private balcony. The structure will feature curtain wall corners as accents with punched windows and most likely metal panel cladding with masonry accents.

Future residents will have bus access to CTA Routes 21, 24, and 62 as well as the CTA Red Line at Cermak-Chinatown stop all within a five-minute walk, with Route 29 and CTA Green Line at Cermak-McCormick Place stop within a 13-minute walk. Currently no construction timeline has been revealed as its zoning application has been deferred at the moment, however the application does show Zheng Construction Corporation as the general contractor.
