Reinforced concrete has reached the fourth floor for a new 18-story residential tower situated at at 1044 W Van Buren Street along the southern edge of West Loop. Replacing a formerly vacant lot, this new structure developed by Tandem will house a total 196 rental apartment units.
No stranger to Near West Side high rises, Antunovich Associates has designed the 195-foot-tall edifice. The massing integrates a three-story podium and multiple setbacks above, including an amenity rooftop terrace with fire pits and grilling stations. The exterior will be made up of brick around the podium along with a mix of glass and bronze painted metal around the main tower portion. The tower’s faces are further broken up by protruding private balconies.
Beyond the aforementioned rooftop terrace, residents will also have access to other common areas such as a sky lounge, a game room, and a co-working space with both collaborative and individual work areas. Parking will offer 70 spaces and storage for 143 bikes.
Off-site public transit options include nearby bus service for Route 129, as well as CTA Blue Line service via a five-minute walk south to Racine station.
Tandem’s general contractor subsidiary, Tandem Construction, is carrying out the build, which is expected to wrap up by spring 2023.
