Demolition is now complete at 140 N Ashland Avenue in Near West Side, clearing the way for a new 12-story apartment building. Marquette Companies is the developer, who plans to integrate the new building with an existing five-story masonry building directly south. This assemblage will yield a total of 210 apartments atop a ground-level retail space.

Select units will come with private balconies or terraces, while ommon areas will include a lounge and co-working area, as well as an indoor/outdoor amenity deck on the 12th floor. There will also be a sustainability element featuring green roofs, electric vehicle charging stations, and a diversion of 80 percent of the waste during the construction process.

Brininstool + Lynch is the architect, having partnered with Marquette on numerous other projects in the vicinity. The main massing consists of two distinct volumes resting atop a two-story podium. Encasing the massing is a mix of materials, including glass, metal panels, and various gray tones of fiber cement paneling.

Parking will include a total of 62 spaces inside an integrated garage. At the northeast corner of the property are also bus stops for Routes 9 and X9. Directly above these stops is the Ashland CTA L station, which offers both Green and Pink Line service. Other public transit options for residents will include bus Route 20 via a five-minute walk south to Madison & Ashland.

Omega Demolition has served as the wrecking contractor. No construction permits have yet been filed or issued, and an anticipated completion date has yet to be revealed.

I am not excited about this one. Those panels are so drab. It’s crazy that even the renderings make the building look cheap. Marquette Properties are like the Onni hailing from chicago. Seems like scale and economy are their exclusive priorities.
Racism at it’s best when it comes to gentrification of the neighborhoods, this site was originally the Women’s treatment center.
The speed with which real estate investment has moved west has surprised me. It’s changing the economic geography of Chicago.
How is this racist?
Is there only one race that can live here?
