Exterior construction has crossed the finish line for a two-building development by The Community Builders and McCaffrey in Near South Side. Known as 23rd Place at Southbridge, this undertaking represents the first phase of a larger mixed-use development known as Southbridge. Located at 2310 S State Street and 2344 S State Street, these two six-story midrises each house 103 apartment units and ground level retail. Layouts for these residences scale from studios up to two-bedrooms, with market rate prices starting at $1,425 for studios, $1,600 for one-bedrooms, and $2,125 for two-bedrooms. There will also be affordable options as well for those making less than 60 percent of the area median income.
In-unit features include nine-foot ceiling spans, quartz kitchen countertops, contemporary tile backsplashes and baths, stacked washer and dryers, and walk-in closets. Amenities, meanwhile, consist of a resident rooftop lounge with grills and fire pits, a demonstration kitchen, a fitness center, a conference room, a dog spa, and a community flex space available for a wide array of events.
Nia Architects is behind the design of both structures, which mirror one another apart from slightly different facades. The most southern building at 2344 S State Street involves a slightly darker-brown brickwork, while 2310 is more tan. Each building is also anchored by a glass storefront along the ground level, as well as dark metal paneling and accents throughout.
There will be surface parking in the rear for 108 cars. Residents will also have bike access via integrated storage rooms and Divvy Bike stations in the vicinity. Additionally, public transit will provide residents with bus stops for Routes 1, 4, and 29 within close walking distance, as well as Green Line CTA L service at McCormick station, a three-minute walk northeast. Slightly further via an eight-minute walk northwest is additional L service for the Red Line, which services the Cermak-Chinatown station.
The broader Southbridge masterplan, co-planned by Antunovich Associates and Gensler, will ultimately yield 877 residences and 65,000 square feet of commercial space. The majority of these units will be affordable, and will be distributed across 770 mid-rise listings and 107 townhome listings. The scheme will also be inundated with various public areas and parks, including the already-complete Park 540.
McShane Powers Joint Venture has served as the acting general contractor, with move-ins now expected toward the end of this Spring. Currently, it is unknown when the next phase of Southbridge will begin.
