Construction is drawing to a close for a four-story residential building at 4937 N Winthrop Avenue in Uptown. Variable Properties LLC is the project developer, whose plans consist of seven total condominium units. Prior to this development, the parcel was occupied by a three-story masonry residence.
Five of the units will have three bedrooms and two baths, while the remaining two listings will be duplexes with three or four bedrooms and 2.5 bathrooms. Residences will come with European-inspired finishes and private outdoor terraces. There will also be two private rooftop decks for the uppermost residences, and seven total parking spaces, five of which are housed within a detached rear garage and the other two being surface spaces.
The design by Chicago-based Vari Architects includes a dark brick facade, protruding balconies, and stone accents.
Public transit is in close proximity, with bus service for Route 151 located a four-minute walk northeast to Sheridan & Argyle, and Route 36 located a four-minute walk northwest to Broadway & Argyle. The CTA L is also within walking distance, with the Red Line at Argyle station located a two-minute walk northwest.
Variable Properties LLC is also serving as general contractor, with a reported construction cost just over $430,000 according to the construction permit issued last summer. A full completion and move-ins appear likely for the coming months.
