New permits were issued for the Park Boulevard Phase 3B development. We previously reported on cassion permits for the neighboring building within the project this past summer. Park Boulevard Phase 3B is being developed by Stateway Associates LLC, the new construction will replace the former Chicago Housing Authority Stateway Gardens housing projects.
The permits issued earlier this month for 42 W 37th Street detail a five-story residential building with a basement. This will be an elevator building with a total of 40 dwelling units and will be accompanied by a 23-vehicle parking pad, and an 11-vehicle garage. A separate cassion permit application was approved for this property in September 2021.
Frank Lee of Johnson and Lee Architects is listed as the architect of record on the permit. Both of the Phase 3B buildings will involve a masonry facade with expansive windows and corner balconies. Additional building features will include a mailroom and lobby. Unit layouts will be split into two studios, 12 one-bedroom units, 25 two-bedroom units, and there will be one three-bedroom unit. The developers report that 85 percent of the units in the total build will be affordable housing.

Future residents will have access to a number of public transit options, the closest of which will be Route 29 via a minute-walk east to State & 37th Street. There are many other buses within a 10-minute walk including Routes 31 and 35 to the north. Those seeking access to the CTA L will find the Red Line via a five-minute walk northwest to the Sox-35th station, as well as access to the Green Line via a five-minute walk northeast to the 35th-Bronzeville-IIT station.
Walsh Construction Company will act as the general contractor for the $14 million construction. A full timeline and an anticipated completion date have not yet been revealed.
