A permit was issued yesterday for a new five-story mixed-use masonry building located at 4010 N Lincoln Avenue in the North Center neighborhood. The owner is listed as Sewickley, LLC. The new construction is slated to feature 24 residential units and one commercial space. There will be an attached 10-vehicle garage on the ground floor and a rooftop deck. The building will replace a vacant lot.
Victor Drapszo is listed as the architect of record. No drawings or renderings have yet been disclosed, though the filing description has indicated a masonry exterior.
The nearest transportation service is Route 50 at the intersection of Damen & Irving Park/Lincoln via a one-minute walk south. The nearest CTA Brown Line access is at Irving Park station via a five-minute walk east. There are a number of popular restaurants and retail options along Irving Park Road.
SNS Realty Group is serving as the general contractor on the $4.5 million dollar project. An anticipated completion date has not yet been announced.

SNS Realty Group in Chicago has growing reputation for poor workmanship and cutting corners to sell “luxury” housing. Be extremely cautious before considering any purchases involving their properties.
