The Committee on Zoning has approved the rezoning for a new mixed-use development at 2124 S Ashland Avenue in Lower West Side. Located just north of the intersection with W 21st Place, the new project will gut an existing two-story masonry building led by developer 2124 Ashland Partners LLC with local firm DesignBridge serving as the architects on record.
The developer of the 3,156-square-foot lot has received the approval to rezone the lot from a B3-2 Community Shopping District to that of a B2-3 Neighborhood Mixed-Use District effective immediately. The 5,188-square-foot, 30-feet-tall office building currently sits vacant with a ground-floor retail space and no vehicle spaces; this will be converted into four residential units each roughly 1,000 square feet in size with a Floor Area Ratio (FAR) of 1.54 remaining.
In what we’ve seen to be a growing trend, the two ground-floor apartments will be live/work units with half of their space being a workspace and the other a separate loft-style live area, the front unit will be a studio while the rear unit will be a one-bedroom residence, both will have a small shared lobby for direct access. On the second floor, two spacious three-bedroom, three-bathroom units will be built accessed from a small corridor.
Small alterations and repairs will be made to the building’s facade, windows, and tuckpointing to bring it up to standards as well creating a new opening on the streetfront to give the ground-floor unit a proper storefront. No parking spaces will be built either as the project is within a two-minute walk of CTA bus service for Route 49 thus making it a Transit Oriented Development (TOD). At the moment no construction timeline has been established and the design will require further approval before proceeding.
