Construction permits have been issued for a two-story residential building with a total of six connected duplex townhomes. Situated at 3324-3334 S Prairie Avenue in Douglas, the owner Thomas Boney has planned various features such as a basement level, a front porch and rear wood deck for each unit, and three four-car detached garages for a total of 12 parking spaces. The construction will replace a formerly vacant grass and tree-lined lot.
Alexander Polichuk of AP Architects LLC is serving as the architect of record. No drawings or renderings have been revealed, but the inclusion of multiple masonry contractors likely indicate a masonry design.
Nearest bus transit consists of the northbound stop for Routes 1 and 4, located a three-minute walk northwest to Indiana & 33rd Boulevard. The southbound counterpart, meanwhile, lies a four-minute walk west to Michigan & 33rd Street. Additional bus service within a 10-minute walk includes Route 3 to the east, Route 31 to the southeast, Routes 35 and 29 to the south, and Route 31 to the west.
Closest CTA L trains include the 35th-Bronzeville-IIT station for the Green Line via a 10-minute walk southwest. Slightly further to the west is the Sox-35th station for the Red Line, as well as the Metra’s 35th Street station.
The $1.8 million construction is being carried out by Gracek Contractors LLC. An anticipated completion timeline has not yet been announced.
