Construction permits were recently issued for a three-story residential building at 3229 N Racine Avenue in Lake View. Paul Coen is the listed owner, who has planned three total units, a rooftop deck, and a three-car garage with a separate rooftop deck. Prior to development, the site was occupied by a two-floor frame residential building.
Michael Cox of MC & Associates, LLC is listed as structural engineer, and is serving as architect for the project. While no drawings or renderings have been published, the issued permit highlights a masonry facade.
Bus access in the area consists of east and westbound service for Route 77, which can be found a two-minute walk south to the Belmont & Racine intersection. Further service includes stops for Routes 8 and 22 to the east, as well as Routes 9 and X9 to the west. Those looking to board the CTA L will the Red, Purple, and Brown Lines at Belmont station accessible via a seven-minute walk southeast.
As far as green space, Margaret Donahue Park is within a three-minute walk of the site. Additionally, a host of shopping and dining lies within the vicinity along both the Belmont and Milwaukee commercial corridors.
Coen Construction is serving as general contractor for the $850,000 development, whose anticipated completion date is not yet known.
