Demolition permits have been issued for a three-story masonry building at 1936 W Crystal Street in Wicker Park. Luke Bakalar is the listed owner of the multi-unit structure, whose replacement plans have not yet been revealed. The lot’s current zoning designation is RT-4, which allows for two-flats, townhouses, low-density apartment buildings, and single family homes. RT-4 also permits a floor area ratio of 1.2, whereby any new building may have a square footage up to 1.2 times that of the containing property.

Any future residents would be prominently located amongst many different transit options, including stops for Routes 50 and 70 via a two-minute walk southwest to the Division & Damen intersection. Also nearby are stops for Route 56 via a seven-minute walk northeast to Milwaukee & Wolcott/Wood, while Routes 9 and X9 can be found via an 11-minute walk east to the three-point intersection of Ashland, Milwaukee, & Division. This intersection also contains the Division station for the Blue Line subway.
Green space in the area consists of the triangular Wicker Park located within a five-minute walk. As far as retail and dining, a dense array of options can be found along the nearby Division Avenue and Milwaukee Avenue.
Tir Conaill Concrete Inc is serving as the wrecking contractor. No additional permits have been filed or issued, and a completion date of any future replacement is not yet known.

We have got to stop destroying the historic building stock and neighborhood character. The city doesn’t need more generic brick three flats.
Dear lord, RT4 cant get you any more than what they tearing down here. Absolutely sickening. Unless there is a major sturctural flaw like deteriorated masonry or collapsing foundations I cant understand how these gems are allowed to be torn down.
