Construction has been completed on the first phase of Harrison Row Townhomes in East Garfield Park. Located at 2849 W Congress Parkway, the project is located at the intersection of W Congress Parkway and S Francisco Avenue. Structured Development and Fain’s Development are the developers behind the multiphase project.
Designed by Axios Architects & Consultants, the overall development will ultimately offer as many as 50 affordable for-sale townhomes. These townhomes offer a rare opportunity of for-sale affordable housing when affordable units are generally smaller studio or one-bedroom rentals.
The recently completed first phase of townhomes will be three-bedroom units averaging 1,200 square feet and priced from $229,000. Built under Chicago’s Affordable Requirements Ordinance (ARO) and reserved for households earning up to 120 percent of the Area Median Income (AMI), the townhomes create homeownership opportunities for low-income and working-class families. Move-ins are expected for later this month.
Structured Development is fulfilling its ARO obligations in part for the Big Deahl development, a mixed-use complex under development at the southeast corner of Blackhawk and Kingsbury streets in Lincoln Park.
The 7 CTA bus, accessed at the Harrison and Francisco stop, is a two-minute walk from the site. The Western CTA L station, serviced by the Blue Line, is a 15-minute walk.
The completion of Phase 1 also marked the beginning of the second phase of Harrison Row, which will include an additional 26 townhomes. Fain’s Development will partner on a portion of the next phase with Structured Development after receiving mentorship during the development of phase one. An official timeline for the second phase of construction has not been announced.
