A local developer using an LLC received four permits on September 10 to build two-unit residences in the 300 block of East 56th Street in the Washington Park neighborhood. Each of the four permits needed just 17 days of processing time from their application start dates of August 24, and the reported cost is $250,000 apiece.

The permits, for 346, 350, 352, and 356 East 56th Street, name Monica Chadha of Civic Projects Architecture as the architect of record, with Crown Construction Company of Oak Lawn providing general contracting services. Few details are included about the homes, only that they’ll be two-story plus basement, two-unit buildings with detached two-car garages. The permits do not mention if there will be one unit on each above-ground floor, or if the basement levels will be included with the first level in duplex-down floor plans. It is also not clear if the units will be offered as for-sale condos or as rental apartments, or if they’ll be erected all at once.

The subject parcels are all vacant, and have been since at least 2009, as far back as Google Street View allows us to see. There are five or six empty lots directly across from those to be improved; the Chicago Data Portal shows no pending permits for that side of the street.

Those moving into the eight new units will reside less than a block from the west edge of Washington Park and its multitude of activities and attractions. The Garfield Green Line elevated platform is less than two blocks to the northwest, and stops for Route 3 and Route 55 buses are available within two-block walks. The 55 bus can be used to connect to the Garfield Red Line platform about a mile west at the Dan Ryan Expressway.
